Targeted building envelope and structural repairs at a roof deck and exterior wall over attached parking garage - Highlights:

  • Structurally damaged wood framing was found at a townhouse unit, caused by poor building envelope details. Additionally, the building was missing exterior sheathing and a weather barrier, with expanded polystyrene (EPS) insulation in the wall cavities.
  • Understanding the client's budget constraints, we proposed a localized repair plan to address immediate issues while considering future construction needs. Our holistic approach included repairing vapor barriers, replacing EPS insulation with fiberglass batt insulation, and installing new sheathing and weather barriers to prevent condensation problems.
  • We ensured smooth transitions between our repairs and existing structures to maintain reliability and aesthetics. Even with the project's focused nature, the work required careful attention to detail in engineering and project management - arguably more so in an occupied building. Regardless of project size, Imperial Engineering consistently works with a high level of attention to benefit our clients.
